Emergency Maintenance and After Hours Procedure

AN EMERGENCY IS CONSIDERED AS A FAULT OR DAMAGE THAT IS LIKELY TO CAUSE INJURY, UNDUE INCONVENIENCE OR WHICH MAKES THE PREMISES UNSAFE OR INSECURE (FOR EXAMPLE BROKEN STAIRS). PLEASE REFER TO THE SITUATIONS OUTLINED BELOW

• Electricity/Dangerous Electrical Fault

Check your fuse box for a blown or tripped fuse. Check for possible fault with appliances or a power point. If there is still no electricity, please call 0403 232 447 by 9pm or the next morning after 7am.

• A Failure or Breakdown of the gas or water supply to the premises

If the property is serviced by gas cylinders, please check that the cylinder is not empty or switch over to the new cylinder. If there is still no supply, please call 0403 232 447 by 9pm or the next day.

• Obvious gas leak

Call 0403 232 447 immediately.

• Failure or breakdown of an essential service or appliance on the premises for hot water, cooking or heating where there is only one appliance providing the service

Call 0403 232 447 by 9pm or the next day after 7am.

• Blocked drain or sewer

Do not attempt to clear the blockage by hosing or flushing, as this could make the situation worse. A qualified plumber will be called to assess the blockage. Call 0403 232 447 by 9pm or the next day.

• Burst water pipe

Shut off the water at the meter. Call 0403 232 447 by 9pm or the next morning.

• Storm damage/flooding to the building/serious roof leak

Call the State Emergency Service on 132 500 or lodge an online request for assistance via http://www.emergency.qld.gov.au/ses/, then call 0403 232 447.

• Fallen tree

If a fallen tree has caused damage to the property or is obstructing the driveway or road, call the State Emergency Service on 132 500 or lodge an online request for assistance via http://www.emergency.qld.gov.au/ses/ then phone 0403 232 447. If the matter is not urgent, call your Property Manager on the next day.

• Fire

Call 000, then call 0403 232 447 immediately.

• Excessive neighbourhood noise

Call the police on 131 444.

• Broken glass

If possible, secure the area until the next business day then call your Property Manager.

If unable to secure, call 0403 232 447 before 9pm.

• Break in

Call the police on 131 444. Do not disturb the scene until Police are police have inspected the property. Call 0403 232 447 if unable to secure the premises. Retain the Police Report Number and advise your Property Manager on the next business day.

IF YOUR SITUATION IS NOT LISTED AS AN EMERGENCY REPAIR, IT IS CONSIDERED A ROUTINE, URGENT OR GENERAL MAINTENANCE REPAIR AND MUST BE BROUGHT OT OUR ATTENTION IN WRITING ON THE NEXT BUSINESS DAY
